Glass Garage “Greenhouse” Design

So I am out of space for cars in my current garages and I need to build. Problem is, as I am currently designing and building an open walled casita with roof in my backyard, City tells me I am already maxed out on building anymore structures with roofing for my current acreage (a variance has already been made when house was built).

I talk to a few contractors and one suggests building a “greenhouse” to get it permitted and essentially designing it as a glass garage. Has anyone done his? Any design concepts one may offer?

What about one of the in ground elevator garages?

 

super crazy expensive here in CA, and still may not be doable depending on the existing foundation, proximity to others things like swimming pools, etc. Worth looking at (and would be SUPER fcuking COOL) but pretty hard to execute.

 

Any hangars available at Cable airport in Upland?

Hangar rules almost all require you to have a plane in the hangar or at least own one. I think industrial condo is the way to go.

 

There’s someone I know who has a crazy underground garage but his whole home is crazy and the garage was part of the original design.

In case you haven't done so already, you might consider checking with the local bylaws before doing this. Some strange bylaws in some municipals count greenhouse as part of the building structure since it is "enclosed". It sounds crazy yes but it's also the law. What's even more crazy is that if you don't put a door on it, then it is allowed as it is no longer "enclosed".

Yeah i hear you, but depending where you are in the states i have seen them make people tear down decks, concrete patios, and buildings lol i guess the homeowner did not have a good enough lawyer lol

Yeah i hear you, but depending where you are in the states i have seen them make people tear down decks, concrete patios, and buildings lol i guess the homeowner did not have a good enough lawyer lol

Not much one can do when they throw the book at you with the bylaw written in B&W. And more often than not, it's not the authorities, it's the weirdo next door or nearby who filed a complaint. The authorities cannot ignore a complaint. When it's a complaint on the guy next door turning into a complaint on the public servant, guess what the authorities are going to choose for their easier way out? :eusa_wall:

Yeah we have seen a few guys buy properties for their business and can't park trucks outside because of zoning or can't have employees inside even though its right next door to a place with tractor trailers. Definitely need to do your homework before you buy. You are right, it was never the county who brought up the issues, but the neighbors.

And California is the worst with the ridiculous codes that do absolutely nothing productive.

This by far would be the most economical route...did explore this but you need a plane to rent a hangar and there is a waitlist currently. Funny my wife just got me flying lessons for my birthday but finding the time.....

This is the kind of info I need...I’m presuming you mean ask the city what is allowed and have it permitted. I’m banking on the fact that a “greenhouse” would be looked upon favorably or may have some sort of “agricultural” exemption (I’ll put a few Bonzai trees in it).

I’m going to have my contractor check with the city rules this week....

It’s always easier to ask for forgiveness rather than permission, just sayin :icon_mrgreen:

 

I’d definitely go this route if it were small...done it before on a garage extension on old house.

But, ideally I’d like the “greenhouse” to fit 4 cars....

You’re so right. Especially with Commiefornia. One house in my neighborhood the owner took down the old dangerous deck and dock and wanted to rebuild it new the same size but was told the standards have changed and he has to make it significantly smaller. He tried to build and get forgiveness but the contractors wouldn’t do it. They didn’t want to put their licenses at risk.

 

Another is a land use lawyer. I mean who the hell knows more. She was doing a ‘Malibu remodel’ where you save enough of the original home (usually a wall or two) to not have to redo soil and other things. While they were doing foundation excavation the wall fell. Her neighbor reported her and she had to spend 50k more to redo her plans for the house.

What the fcuk is wrong with people? It's like California folks don't have any sense of community, and get some perverse joy out of fcuking someone over. Oh and by the way, that person you just fucked over? You see them every day because they're your next door fcuking neighbor. Unbelievable.

Dude it's crazy in Malibu. I'm buying land here now to build our next house and learning a lot as I go - you basically just need a good expediter that will fight for you based on previous cases. There are now grasses and flowers that only grow in disturbed areas that are 'protected' even though they are worthless, really strange. Coastal Oaks - don't even try. I get it though, they want to prevent it from becoming overdeveloped - thats a huge part of the value any current house here has.

 

On the subject of glass garages - one of my "MUST HAVES" for this new build is a separate 4 car glass garage you can see from the house. :D

Yes, please familiar yourself with the City bylaws especially those that may apply to certain communities within the city. Call them loopholes, incentives or exemptions but look for them and see if those can pave ways for you to get what you want.
