  1. Can you not do more than 3 units per acre? Is that just the expectation of your market? The shotgun house you posted a picture of is quite common in the high-demand inner city areas here, but they're built on 33' lots and fetch 13-20X your values... Does your market really demand 1/3 acre parcels for $100,000? Sounds like you've got a great property, but it would obviously be better to squeeze another unit or two per acre

I agree 100% I know the Urus concept has been consistent since inception, but I always thought the idea of a new LM002 made more sense, both as a nod to the brand and from a marketing stand point. In the vein of the "Rambo Lambo", it should be big, powerful and masculine. What Lamborghini should've done is out-G-wagon'd the G-Wagon... You think your G65 is bad ass with that V12? Mine's bigger (and more powerful)! You think your G550 4x4^2 is bonkers? Mine is more bonkers! The market segment is much less crowded and (IMO) less prone to comparison shopping... No one really cross-shops a G63; you either 'get it' or you don't, but they're so cool and unique, there's nothing to compare to... No one even cares that they're garbage to drive filled with out-dated tech LOL. Instead, the Urus will inevitably be compared to the Range Rover SVRs, Cayenne Turbo S', Bentaygas, and even GLE 63S & X5/6Ms... Way to go Lambo; you've inserted yourself into a segment mostly populated by vehicles costing less than half. Mega missed opportunity to do something different. Something "Lambo"
  4. Not meaning to de-rail, but is the resale on the Phantoms really that bad? I mean, they drop, but they seem to do better than anything else at that level, like a Maybach, Arnage / Mulsanne, even the S600/65, BMWs, etc...
  5. I've always kind of thought of Rolex as the "Porsche of watches", but hadn't thought of how the other brands correspond. Does that make Lambo the AP and Ferrari the Patek of the watch-trinity?
  6. I've done it this way and it works very well. Alternatively, I've had dealers do the same thing... Seller shows up with car and title, dealer confirms title is clear and the car is what it's supposed to be, dealer holds title until seller verifies the wire hit and then sends the title. Bonus points to this method because the dealer can hold the car (safe and sound) and they probably have better access for the transporter. Shout out to Roy; he has done this for me on a few occasions in the past (thanks Roy!).
  7. So here's another question that I haven't had a chance to ask directly - Can I buy the ring from, say, Cartier and the diamond separately? Or is that really frowned upon? I realize I could easily have the setting replicated, but from what I've seen, this is where price between the 'brands' and the independents doesn't vary that much, so my thought is why stray from what I know she likes.
  8. I'm in the same position, though probably a little further along in the process. Typically I prefer to support local bricks and mortar jewelry shops. For example, when it comes to watches, I never felt the 10% that I could save by buying online was worth all of the 'extras' that come from dealing with someone local and building a relationship. The future Mrs. 12 really liked the idea of engagement ring coming in a little teal box, but the pricing of the big online diamond vendors (Bluenile, etc) is very good and makes them a very compelling alternative. When comparing pricing I've received from the local stores and Tiffany's, I'm talking about Bluenile being 50-66% less... That's enough for another watch or two for me! The main thing is to do the research and become familiar with what makes for a quality diamond. There are several members here who really know their stuff and I'ma looking forward to what they have to contribute

  12. Congrats on the move. You've picked an interesting time to come to Calgary for the NEB! The area you've outlined is all fine, insofar that there aren't really any bad parts, just some more lively than others. The best thing to do once you get here is just explore a little. The main nodes are going to be along 4th and 1st street, 17th 11th and the next block over from your office along 10th. My office is just around the corner from the NEB office (I know some people there too), so if you want to PM me your contact info, we could grab coffee / drink / lunch when you get here and I could try and help you get settled.

  14. I second SingleSeat in that I can't imagine the same 'click' with an adopted child. This takes nothing away from the inherent altruism of adoption; it's just different. I remember when my first was born, I literally gasped when I heard her little cry and saw her for the first time. That was the 'click'. My cousin recently adopted a young girl and after hearing about the (very) lengthy application process, there simply isn't the same on/off occasion of "you're not a dad, now you are"... Something that cannot be replicated, no matter how similar the end result is.
  15. We had the same discussion at the dinner table last night when my four year old was having a 'drama moment'... My wife looked at the horror on my face and laughingly said "just wait 10 years when both of them are like this. All the time. For no reason." But they're still my favourite things in the world! We (or at least I) didn't intend on having a third, certainly not now... We're both happy that we're going to have a boy... Plus now me and the dog won't be as out-numbered! To tie in with JKs post and bring this back on topic, there is nothing that inspires me to succeed and be a better man than my family, particularly my children. I can't explain why, but ever since we found out that we were going to have a son, I've felt even more motivated, I suppose in part because now I know I need to raise a man... Whatever that means (to bring us full-circle )
