Sorry about the long delay to reply. We just got back late Saturday from a week in LV.
The upper pool is the kid pool for our grandchildren. The large adult pool is below it. Hard to take a picture that shows the entire space. My favorite is the spa.

That's the lower level. That room and the adjoining room is the control room for the Elan Home Control, Lutron Lighting, Honeywell security, internet etc. The builders built those 2 rooms with removable tiles so there is access for maintenance and upgrades to the various systems. The rest of the walls and ceiling are plaster.

This is the guest house. The people that built the home were railroad enthusiasts. The building was modeled after a local depot. There is about 200' of full size train tracks where they had a caboose.. It's on our shortlist to find one!

We moved to the country 2 1/2 years ago. This first picture was from the listing. The main house is 15,386 sq ft with 9 bathrooms. 2 indoor pools and spa, wineroom, exercise etc.. It's on 20acres, fenced and gated. We have a pond that is stocked with fish and an artesian well that feeds it.

PM Me, We have injection molding in our shop. Up to 400 tons. Details, like how much does the part weigh. What kind of materiel is required. If it's a new idea send me a nda. We have an inhouse toolroom and a number of Chinese mold shops we use. I am in Wisconsin

I am seriously considering letting my 08' LP640 go. Moved to a country property and I drove the car twice last year.
I have been on Dupont looking at similar cars to see what's going on and prices are all over the place.
Is the market on them up, down or steady?

We had severe t-storms last night and this morning. Lots of lightning and wind. There was a lightning strike very close to the house and it fried the Lutron system controller.

Before I got my first Lambo in 05' I had a 96' Arena Red Porsche Turbo.. It's the only car I regretted selling.

La is great but I'm so board here I can't stand it. Been here too long. However it's a great place to live if you have $. Car culture is cool, traffic ain't no joke anymore wow that's brutal.
I agree that the traffic there has gotten really bad. Last fall I was out and drove from LAX to a meeting in Palm Springs. That was easily one of the top 5 worst drives ever. The next day I followed it up with one the of best ever. All back roads through the Mojave from Palm Springs to Vegas.

$100/car minimum unless the driver is a dick. I have a very short list of who gets nothing, wait he isnt allowed to touch my cars since he fcuked one up. So yes everyone gets a "yard or 2" per car per transport.
That's what I thought was appropriate. The delivery man had a 6 hour one way drive to bring my car. It was cold out, called my office when he was 20 minutes out, but managed to beat me to my house. He had the Lambo all warmed up and parked in front of the garage with the paperwork waiting. And it's holiday season, so a c-note was correct.

Over the years, I've haven't. My LP640 was delivered back today from the dealer. The man that brought it did such a nice job with everything I thought it was appropriate.
What's the etiquette?

You should buy this house.
According to Zillow, it sold. But that is the design style we are looking at. Quite a few out in Summerlin fit the bill too.

whether you are a current or future owner make sure you invest in a high quality water filtration/purification system, Las Vegas water quality is one of the worst in the US.

The lake at LLV is for canoeing, fishing, paddle boarding, electric boats, kayaking, gondola rides, etc. Just 0.5 miles away is Lake Mead for jet skiing, motor boats etc. Homes in all different sizes from studios to mansions. What you want (about 6000 sq ft as you mentioned) is going to be on South Shore. About 50 percent vacation/second home/executive home community. I can give you the name of our LLV realtor if you like. LLV is comprised of 2 communities: North Shore and South Shore. A Tuscan village with small shops and restaurants, a couple boutique hotels, beach club, boat club and of course golf (Jack Nicholas top 100 golf course). And only a few miles away from adult toy stores like Lamborghini Las Vegas
As much as I can see from Google maps, it appears to be a valley. Zillow has a ton of listings there. I was curious if there are views of the strip from there? I live in a woods here, which I do like. But something about a strip view has merit.

That sounds like the place to look. Is Lake LV a swimming or boating lake? I'm not looking for 12,000 sq ft. but at least 6k,
