Guys, I am also in the same boat with Goliath. I am taking the residential builder exam this weekend and I am planning on building starter home in the $150,000 range in Mississippi and branching out into apartment and small retail strip center in the next five years. Anybody got any advice for the apartment development?

In Mississippi, I think we will be okay for the next several years because of the impact thta Hurricane Katrina had on us. House in the $150 - $250 range are still moving. The mansions in the $1 miilion range have slowed tremendously though, yet builders are still putting them up like there is no tommorow. All of my house are in the $150,000 range and I am having no problems selling them.
