It has an 11,000 sq. ft. rooftop terrace and pool. Can you imagine the parties you could have up there?

Also, even if you are wealthy and have exotics, $18,000 a month for RENT would be a tough pill to swallow. The people who rent these places out have BIG money. I

believe the monthly maintenance can be $3,000-$5,000 a month ON TOP OF THAT as well. That includes-Valet parking, gym, tennis, pool, sauna, dry cleaning of whatever

clothes you send out, maid service, concierge, etc.

The parties = :bj: :la:

The cost = Absolutely ridicolous! Here you could buy a place like that after a couple of years of rents worth...

Hell yeah. That's what I'm talkin' bout...

TAXES: $219,018

Even if your balling and say you get the place for $12 million. You pay cash for it at $12 million.

You then have to pay $18,000/month in taxes, and lets say $5,000/month for maintenance, and say $1000 a month at least in insurance, and $500 a month in utilities.

You are paying $24,500/month on a place WITH NO MORTGAGE!

Dude, $12mm cash and pay the taxes up front at once, once a year... No big deal for $12 million dollar cash homeowner. 5k a month maintenance for a condo.....no. HOA maybe, but it won't be 5k.

Here are the 3 best buildings IMO on Miami Beach...

There are also places like the Residences at the W for instance. Downtown Miami also has some nice buildings that are cheaper for the mostpart, and they are still very close to the beach (Just over the bridge)

Fisher Island is pretty cool too. Oprah and a ton of Rappers have places over there. It is more secluded, so it is more celebrity heavy. It is also harder to get to South Beach from there.

Why would anyone want to live in a high-rise in Florida for $15MM?

Singapore would probably not make it into the list of country for you to visit.. :icon_mrgreen:

Well, I don't know my way around Miami, but I'll take this over a 6k sqft condo any day.

BTW, any real estate people on here? Do commissions get capped on such expensive properties? Do they still take like 3%?

I would too, but thats not the point

The Point-Coral Gables is a nice location for those who are 40-80, settled down, have or maybe plan to have kids, and have alot of money (for the mostpart in the cases of Cocoplum and Gables By the Sea-which I assume is where that place is located).

If you live in Europe, and are single, and want a place in Miami, you will probably buy the condo instead. If you are a rapper or basketball player, and are single, you want the condo instead.

Different Strokes for different folks.
