  4. Damn near impossible to say if $350,000 is a good number or not... If you go with high spec finishes you could easily drop $200,000 before you're through with your kitchen and master bath. At this price point, I'd work with an interior designer and have all materials, surfaces and fixtures identified for the bids. If not, go ahead and add a 30% - 50% contingency on top of your bids so you can spec materials you'll be happy with.

  6. Well guys, I don't know how much easier I could have made this for you (pats self on back). Up about 150% and one of, if not the, top performing stock in the S&P over the last 12 months. The GPU business, which their nearing a monopoly in, is the bread and butter and the applications for these chips are expanding daily... deep learning, AI, cloud computing, autonomous driving are all cutting edge stuff that Nvidia drives. VR is probably still 5-10 years off, but it will change the world. I'm not a seller until we see a $100bn market cap.

  8. Zero / low interest rate environment so all collectibles are frothy as hell right now. If you have money sitting on the sidelines not earning shit, why not buy something you can have fun with, right?
  9. If I had seen this earlier I would have offered to take you out for a beer. I just moved to Denver about 4 months back. Unfortunately, I'm tied up tomorrow night as well. There isn't much noteworthy going on downtown (outside of restaurants and bars) so I don't have many recommendations if you can't move around. As others have mentioned, the city's strong point is that there are endless options of things to do outdoors within ~1 hour if thats your thing. There is usually good live music passing through town... maybe you'll luck out there? Favorite restaurants in the area: Euclid Hall, Work & Class Favorite bar: Falling Rock Tap House (must visit if you're a beer drinker) Side note: I tried Cherry Cricket for the first time on Saturday and wasn't all that impressed... what was I missing?

  14. I had the same concerns towards the end of 2015 and sold my condo in November and moved out to CO. I don't love being a renter again, but tax free profits in my pocket are great and I'll have the money ready on the sidelines for the next dip in the housing market. I don't expect the SoFL market to pop anything like last time, but I do think we're going to see units sit on the market much longer and sellers have to lower the expectations to move their properties.

  16. I haven't been able to figure out from their website... Is CXC using their own simulator/game or do they simply build the hardware and integrate with another game? Also, most VR apps duplicate what the user is seeing up on the main monitor so spectators aren't oblivious to whats going on.
  17. This is a very good point. The setup I recommended (several PC's on a network) is going to require some basic upkeep and a reasonable bit of knowledge with PC's to keep it all running smoothly. The simplest solution would be to buy 5 Xbox 1's, 5 copies of Project Cars, 5 wheel / pedal setups and 5 TV's and you're done, but I don't think that'll deliver the experience you're looking for.

  19. You are a cool f'ing uncle! Since this is for parties and kids I'll make another suggestion that fits your budget... skip the single elaborate motion setup and go with 4 or 5 PC's, tri-monitors, wheel & pedal setups and set them up on a LAN. You will still get an EXCELLENT experience in that price range and everyone can race against each other at once. Buy yourself a single Oculus headset (the first retail version is $600) if you want to play with VR from time to time. If motion is a must, this is obviously a no-go.
  20. Yup the 970 should be more than enough for now. I just made the 980ti suggestion as OP didn't sound like someone that wants to open their case and tinker with a computer so this would give them a bit more lifespan out of the rig before an upgrade was needed. Is SLI supported by Oculus yet?
  21. Does this policy only cover you when an instructor is in the car? It sounds like it only applies to HPDE and may not include open track days.
  22. Its all PC based. The Oculus was going to be my suggestion as well. "Oculus / VR Ready" PC's are just starting to roll out, but you can easily build your own for less than an off the shelf option (its no different than any other PC.... it just meets the recommended specs). I think you can actually buy them at BestBuy at this point. Example: http://www.alienware.com/landings/oculus/ The GTX 970 is the slowest recommended card. Spend a few hundred bucks extra and upgrade to the 980ti. Also, there is no reason you can't run both a 3 monitor setup + switch over to the oculus depending on what your mood of the day is.
  23. Multifamily and commercial. All players in the institutional ballpark. Sounds like they're all looking to divest lower quality assets/markets, delever and focus on a core portfolio. Wow, 40,000 homes is a monster! I just moved from Miami, but I saw plenty of crazy investment and development going on in the housing and retail sectors down there as well.
  24. In the last 5 days, I've heard from 4 or 5 big names that the RE market is about to take a breather. My money is staying on the sidelines to see where the next 6-12 months take us.
  25. Be careful in Houston. I've spoken to some big names that won't even look at property there until the oil market starts showing signs of recovery. However, that may mean there are opportunities to be found there.
