I would say somewhere between the $3 to $4 mil mark, the whole development is strange to say the least, huge houses, mostly unoccupied, if you drive through it kind of feels like ghost town, a contest between who's got the biggest ego and the largest bank account, 50 different styles of architecture on the same street, everyone is trying to outdo their neighbor, quite isolated, I would never live there.

 

I have a friend who built few homes there he did well out of them few years ago but the house that he has now he can't move, almost every second house in the estate seems to be for sale, it seems many builders speculated now they are finding it very hard to move stock.

 

To advertise a house that's aimed to the family market using soft port videos is a total fail in my opinion, can you imagine showing the advertising to your wife and the rest of your family?

Binda Pl doesnt appear to have sold according to property records. i'd suggest around $2m, maybe $2.5m.

as for the queen ann house, I agree with Fortis' comments it could be $3-4m. but that sub division "Sovereign Islands" is a strange one, you can buy a house for $2.2m next to a house for sale at $5.5m and there be little distinguishable difference except for fixtures & fittings (that are not likely worth $3m). and some entry levels in the area are just under $2m

 

but as Fortis says, its a little strange, probably 50% or more of the properties there are for sale (just not all of them have signs), and honestly less than 20% are occupied. i think it was a case of pre GFC everyone thought to build and make money and now its empty. its a shame, but in 10 years when it is properly established it will be a nice address if you want to be that far away from the action.

Thanks both of you for the info. Very intriguing to say the least... We see developments like that all the time over here. Not so strange imho. Doesnt look that far from the skyline. Reminds me of Star Island in Miami or parts of Newport and Coronado here in California. BEFORE they became THE places to live.

strangely enough, i just had a meeting with a guy who's buying a house in Sovereign.

the house was 'valued' at $4.5m and the contract on it is below $2m

I bet the guy with the house paid close to $2 mil for his land, my friend bought few blocks there 3 years ago and they were all hovering around the $2 mil mark.

 

If you can buy now for $1 mil it is worth it, be sensible with what you build and you could do well out of it.

Woman's Remarkable Vagina Hid 54 Bags of Heroin

A Scranton, Pennsylvania, woman was discovered with dozens of bags of heroin hidden in her vagina — and cash! — after a car crash Sunday. The woman was suspected in a burglary of the local Dunmore Inn, and was taken into custody after crashing her car.

 

Twenty-seven-year-old Karin Mackaliunas began feeling the sting of all those tiny bags, and "After a struggle with Officer Baumann during a more thorough search at headquarters," read the police report, "Ms. Mackaliunas asked to speak with Sergeant Michael Mayer and told him she had hidden more heroin in her vagina." Mackaliunas was searched and police discovered a stunning 54 bags of heroin, 31 empty bags used to package heroin, and eight prescription pills in her vagina — along with $51.22 in cash and change. Mackaliunas was charged with possession with intent to deliver a controlled substance, possession of drug paraphernalia, and two counts of possession of a controlled substance.
