Minte Report post Posted October 11, 2015 Thinking Vegas would be a good place for a second home. Wisconsin winters are getting very old. I've talked to a couple of brokers and they all lie. What parts around the city shouldn't I bother with. My kids are out of college so schools etc don't matter. One of the properties we really like is on a golf course quite a bit west of the strip off W Flamingo Rd.
TestShoot Report post Posted October 11, 2015 Summerlin to Red Rocks, really the only place to go. I am looking out there as well. Brokers will screw out of towners. I have Southwest Gas as a client, and when I say that, they are much nicer to me even though I live in LA. It's Vegas, you gotta bluff. I practically lived at the element hotel off Twain ave. I got to be a "local" out there for the better part of the last year doing a lot of the activities and the red Rock canyon and Valley of Fire drives. EyeDoc Report post Posted October 11, 2015 I have a second home in Lake Las Vegas. Love love love it there. This is actually my 2nd vacation home in Lake Las Vegas in the past 5 years. 20 minute drive to strip, but far enough away that it's not crazy Vegas, especially if you have a family. Affluent neighbors in a guard gated resort community (ours is in South Shore with Celine Dion, Jackie Jackson and Fred Segal all neighbors) with large well maintained homes. Golf courses, lake and resort amenities and incredible views. Perfect for a vacation home.

I love LLV and it has gone through a rough patch, but time has shown it will survive. It is definitely a beautiful community and personally every time I make it back there, it feels like a little area of paradise tucked away in the corner of the world. Not too far removed from society, but just far enough away from the craziness of the world. Yet like EyeDoc said, 20 mins away and you're right back in the smack of it. Excited to see what the Cadence project will bring. That right there is a huge development or so I heard.
Minte Report post Posted October 11, 2015 That sounds like the place to look. Is Lake LV a swimming or boating lake? I'm not looking for 12,000 sq ft. but at least 6k,
EyeDoc Report post Posted October 11, 2015 That sounds like the place to look. Is Lake LV a swimming or boating lake? I'm not looking for 12,000 sq ft. but at least 6k, The lake at LLV is for canoeing, fishing, paddle boarding, electric boats, kayaking, gondola rides, etc. Just 0.5 miles away is Lake Mead for jet skiing, motor boats etc. Homes in all different sizes from studios to mansions. What you want (about 6000 sq ft as you mentioned) is going to be on South Shore. About 50 percent vacation/second home/executive home community. I can give you the name of our LLV realtor if you like. LLV is comprised of 2 communities: North Shore and South Shore. A Tuscan village with small shops and restaurants, a couple boutique hotels, beach club, boat club and of course golf (Jack Nicholas top 100 golf course). And only a few miles away from adult toy stores like Lamborghini Las Vegas

I was curious if there are views of the strip from there? I live in a woods here, which I do like. But something about a strip view has merit. My favorite place to stay is the montelago hotel on lake las vegas. Eye doc is right about the location being perfect. Its close enough to the strip, but far enough you're not caught in the craziness of the city. The lake is beautiful. Lots of golf courses near by and tons of beautiful mansions like Eyedocs. Definitely a great place to be looking.
Sup Report post Posted October 12, 2015 whether you are a current or future owner make sure you invest in a high quality water filtration/purification system, Las Vegas water quality is one of the worst in the US.

Willis Report post Posted October 21, 2015 LLV is part of our same Country Club (Dragonridge/McDonald Highlands). LLV would of been really nice if it continued to grow, but due to the decrease of people actually living out there it has a empty feel to it. Beautiful though, and nice to be that far away from the strip. My suggestion is our community. Dragonridge/McDonald Highlands. Check it out on Zillow, zip is 89012. Wide variety of people that own homes in there. From old lady Walton (Walmart Family), Local biz owners, a couple NFL/NBA players...etc.. It has a bunch of homes with clear strip views due to it being on the hillside. It is also on a private golf course, there is a decent size fitness center, 3 restaurants, pro shop, etc...Halloween and Christmas is a good time in the community. This community is a few miles away from Green Valley Ranch Casino. Have some really good friends which live in another sister community to LLV and Dragonridge which is called Southern Highlands CC. Its all custom lots as well in there. Sad that they are not on a hill so strip views is out of the question. Same community Floyd Mayweather lives... This community is down the road from the M Resort and Casino. They also have a private golf course. The LLV and Dragonridge are in Henderson. SH is right on the line of Vegas and Henderson, but it is technically Las Vegas. Now you also have The Ridges. Which is also a exclusive community. Im not a fan, but that is just because I like Henderson and more of the greenery feel as apposed to desert landscaping. They do have some amazing houses in there as well. It is located in the Summerlin area. Also in Summerlin you have Red Rock Country Club and Queensridge. If you have not found a broker yet, let me know. A very good buddy of mine is one. And Ill ring his neck if he pulled anything funny. haha. On a serious note he is a good young man. Its not his future career, he is just doing it for the experience. His family is in development. I also have another good friend that owns a decent size Berkshire and Hathaway Group, he lives in the community as well. Huge car/motorcycle nut too. If you have any more Q's post up bud. I havent checked on the forums for a bit due to being away for work. But Ill check back on this thread. Go Cheesehead!!!! Will P.S. Start looking for a powerboat if your moving out here. hahaha.
